The Discount Story
Stop chasing COIs. Get rewarded for it.
Operators who enforce certificate-of-insurance compliance on dedicated office tenants — and use Live Link to track it — may qualify for preferred pricing on their commercial policy. Here's how the math works.
Get a QuoteWhat COI compliance means in coworking — and why it matters.
Most coworking license agreements require dedicated office tenants to carry their own commercial general liability and contents insurance, with the operator named as additional insured. The certificate of insurance (COI) is the document that proves it. Collecting that COI — and keeping it current as policies renew — is what compliance means in practice.
It matters because a space where every dedicated office tenant carries proper coverage has a measurably different risk profile than one that doesn't. If a tenant's contractor damages property, if a client trips in their office, if a laptop gets stolen — the right policy structure puts those claims on the tenant's insurance, not yours. Done well, COI enforcement subrogates risk away from the operator's master policy.
The traditional workflow vs. the Live Link workflow.
The traditional way
- Tenant signs license agreement with COI requirement buried in clause 14
- Operator emails reminder to send a COI before move-in
- Tenant emails their broker, who emails a PDF back two weeks later
- Operator uploads PDF to Google Drive, types expiration into spreadsheet
- Twelve months later, COI silently expires; nobody notices
- Quarterly audit reveals 60% of tenants are non-compliant
- Operator's commercial policy reflects the actual (lower) compliance reality at quote time
The Live Link way
- Tenant signs license agreement with COI requirement
- Operator sends Live Link tenant insurance link in onboarding email
- Tenant binds purpose-built coverage in 90 seconds at signup
- Digital certificate flows into operator dashboard automatically
- Auto-renewal handled by Proximity Protect; no expiration gaps
- Operator's compliance dashboard shows 100% real-time status
- Operator's commercial quote reflects verified compliance — preferred pricing eligible
The discount mechanic
Insurance pricing is fundamentally about expected loss frequency and severity. A coworking operation with a verified COI compliance program reduces both — fewer first-dollar claims hit the operator's policy because tenant coverage absorbs them, and the policies that do hit are smaller because the master limit is less exposed.
When that compliance program is verifiable — via Live Link's dashboard rather than a self-reported spreadsheet — underwriters can credit it. The carrier or wholesale broker treats it as a behavioral discount, similar to how a fleet discount works for commercial auto: documented better risk management, documented preferred pricing.
Pricing language uses non-binding terms ("may qualify for preferred pricing") because final pricing depends on the carrier, the state, the operator's overall risk profile, and other underwriting factors. The discount is a credit applied at the broker level when applicable.
